Pre-construction:

• Establish lifestyle goals

  • Type of island (geography, culture, and tax status)

  • Travel distance and airport accommodations

  • Level of local amenities (dining / shopping / marina)

• Establish design intent and style preferences

  • Modern, Tropical, Mediterranean, British Colonial, etc.

• Establish preliminary project budget parameters

• Identify Architectural firms for client selection

• Identify Engineering firms for client selection

• Identify General Contracting firms for client selection

• Identify Interior Design firms for client selection

• Establish architectural design documents

• Establish realistic project timeline

• Establish and maintain detailed documentation procedures for every step of the project.

• Assist owner in obtaining permits and approvals.

• Review architecture, engineering, and design for cost.

Construction

• Pre-ordering critical long lead items

• Planning logistics, consolidation and secure storage before shipping and on site.

• Set up project management software systems to track project status and maintain photographic records of all work.

• Ongoing field coordination and scheduling.

• Monitor quality of work by General Contractor and Subcontractors

• Hold construction progress meetings, issue minutes, and corrective change directives.

• Monitor and update schedule.

• Review and process change order requests, extra work authorizations, and claims for additional costs.

• Coordinate engineers and consultants.

• Review all invoices and make payment recommendations; ensure that title to property is kept lien free.

• Perform management services required for project close-out at completion.
