What Value I Provide to a GC
An interview with an owner's rep yesterday helped me refine the value I provide: What do I provide that a General Contractor can't, or the window dealer or manufacturer? Every commercial project has a Façade Consultant but $20M-$70M homes do not, even though they are more complicated.
- The GC is a generalist and relies on the dealer to interpret the plans for how to size the openings to the windows and finishes.
- Complex modern architecture is entirely driven by the minimal structural beams and columns which are driven by the window sizing and finishes.
- I have 12 years of working hand in hand with GCs on the most complex homes in Miami to help lay out the concrete shell work to the window systems and interior/exterior finishes.
- Manufacturers understand how to make the windows and doors, they are not experts in how they should integrate with your specific complex project.
- I am expertly familiar with ALL of the manufacturers that are Miami Dade hurricane approved (Fleetwood, Otima, Victrocsa, Panoramah, La Finestra, Eurowall, ESW, PGT/Windoor, Brombal, Andersen, Hope's and others).
- Dealers can sell and install the brands they carry, they are not experts in the construction planning and coordination process.
- Dealers are limited to what they sell and are focused on selling and installing, most do not provide the extensive detailing expertise required.
