If You See This it is Going to Leak
More BAD INSTALLS - If you see grout touching a door or window sill, it was poured in AFTER installation with NO WATERPROOFING. Most window companies still do this because it's fast and cheap, but it is wrong. I saw this on so many jobsites this week as I travelled South Florida and it was very disappointing.
The right way is to pour the sills before installation to the correct height based on the floor level and frame type and then apply liquid flashing. Caulking should then be applied extensively to the bottom of the sill to prevent water intrusion to the interior through the inevitable leaks in the anchors.
Unfortunately this takes more time which costs money, from the supervisor who has to do the layout and the installers who do the labor. Most window companies are subbing this work out and pay by the opening so the installation sub is going to go as fast as possible.
As the GC, are you willing to pay more for your window dealer to do it the right way and not have leaks months or a year later?
